Hello friends - it's been about two months since I've ventured on this journey of flipping my first project. It is definitely an experience. The property I acquired is a small 2-BR/1-BA property in Olde Kensington, roughly 750sqft (doesn't sound too crazy, right?!) but it was absolutely filled with old furniture, food, and a lot of random items which needed to be thrown out. So the first step was to hire a clean-out company so that I could get a few GCs (general contractors) in to provide me some estimates. I can say that has been successfully completed. There were a few things which I uncovered already, oh like a tree root pushing up the rear floor in the back shed buildout, which made me a little nervous. I've very recently met with an architect (@janedrawsplans on Instagram) and have discussed my vision with her and she was able to calm me down! However the GC estimates have not. The very first came in $30k above my original budget so I am revisiting with other GCs to get the numbers a little better to my favor. At this point, I'm waiting for my architectural plans to come back so I can get demo done, the tree removed, and finally get this show on the road. Stayyyy tuned!
